Buying a Home. New Home Construction vs. Pre-existing Homes

When shopping for a home to purchase, many clients ask us if they should buy a new construction home or one that is pre-existing? We tell our clients that it depends on many factors. Do you need help with closing costs? Would you like the added security of a builders 10-year home warranty? Is the maintenance of an older home a problem or a welcomed challenge? What about energy features? Is saving money on utility bills something that is important to you? Do you want an older home with large lawns, mature trees and landscaping or do you want a brand-new energy efficient home with little to no maintenance but on a smaller lot? In thinking about daily life, potential investments of time and money and your overall satisfaction, are these important to you, and how important are they?

Sometimes it just makes sense to buy a pre-existing home if you can’t afford the new home prices, or if new home builders aren’t building in the areas in which you wish to live. If there are builders in your areas of interest and you can afford new home prices, or if you need help with sellers’ contributions for closing costs then a new home may be a better fit. Depending on which builder and community you choose, some builders will pay much, or most, of your closing costs if you buy one of their homes and use their lender to finance your home loan. It’s almost impossible these days to get a home seller to pay any of your closing cost in this crazy sellers’ market. Do you wish to save money on electric and other utility bills? Without question, a new home is the way to go. You can save a lot of money with the energy-saving features builders are adding to today’s homes, which translates into more money in your pocket.  One other nice feature of a new home is the fact that it is a NEW home, that has never been occupied. For many people, especially in the age of COVID, that means a lot.
